If your income sits toward the lower end, call the city or county housing department, which is the only office that can say whether anything is open now.

TSAHC applies one income limit at any household size, while TDHCA brackets by household, and that detail decides a lot of Wylie cases. A couple with two Collin County incomes can clear the My First Texas Home ceiling and still sit comfortably under TSAHC, and a household using a government-backed loan may reach the higher My Choice tier near ~$199,410. The work here is choosing the program and the loan, not squeezing under an income test.
TSAHC Options for Wylie Buyers, and the Heroes Track Most People Miss
TSAHC is the agency most Wylie buyers end up using. TSAHC’s down payment assistance may provide up to ~5% of the loan amount, and the assistance comes in two structures: a grant you never repay, or a second lien that is forgiven once you have been in the home three years. A first-mortgage-only route with no assistance attached also exists and often carries the lowest rate, but TSAHC’s stand-alone MCC is discontinued indefinitely, so a tax credit can no longer be added to that bare first mortgage on its own. One detail matters when you are counting cash: the tiers that reach ~5% currently run through the forgivable second lien, while TSAHC’s grant tiers are smaller at the moment, so price the two structures side by side rather than assuming they top out in the same place.
- Home Sweet Texas is the general track. If your Collin County income fits the limit, you may qualify whatever you do for a living and whether or not you have owned a home before.
- Homes for Texas Heroes is the same assistance, framed around your occupation, and it deserves more attention in Wylie than anywhere else in this part of the county.
The reason is the local payroll. TSAHC reads professional educators broadly, covering classroom teachers, teacher aides, school counselors, school librarians, and school nurses. The list also reaches police officers and public security officers, firefighters and EMS personnel, corrections and juvenile corrections officers, nursing and allied health faculty, and veterans. Wylie ISD runs two comprehensive high schools and the campuses that feed them, employing thousands of people, and a large share of that staff lives inside the district boundary instead of commuting in from somewhere cheaper. The officers at the Wylie Police Department and the crews at Wylie Fire Rescue are on the list by title.
So a Wylie teacher or firefighter reaches the same assistance as everyone else, with no first-time buyer requirement, and often with a rate structure worth comparing side by side against the general track. Nobody sends a letter about this. Your district does not run it and your department does not administer it, so the information travels by word of mouth or not at all. TDHCA’s Two Tracks, Read Against Wylie Prices
The other statewide track comes from TDHCA, whose Dallas-area figures line up with what Wylie homes actually cost:
- My First Texas Home is for first-time buyers (no ownership interest in the last three years) and qualified veterans, at the lower income limits above and under the same ~$585,006 purchase-price limit.
- My Choice Texas Home drops the first-time requirement, which fits a Wylie family moving up from a starter house or returning to ownership after renting. Buyers using FHA, VA, or USDA financing may qualify under its higher income tier.

The Mortgage Credit Certificate, the Piece Wylie Buyers Forget to Ask For
A Mortgage Credit Certificate is easy for a first-time Wylie buyer to overlook, because it does nothing on closing day. An MCC is a federal tax credit under IRS Form 8396 that may return up to 15% of the mortgage interest you pay each year, with no annual cap, taken off what you owe the IRS.
What it comes to depends on your loan amount, your rate, and how much federal tax you owe, so it is an “up to” figure rather than a flat promise. Collin County loan balances are large enough that the early years of a Wylie mortgage are almost entirely interest, which is when the credit does its heaviest work, and it keeps running as long as you hold the loan and live in the home. TSAHC’s own Mortgage Credit Certificate page states that the stand-alone MCC has been discontinued indefinitely and that an MCC may still be obtained in combination with its down payment assistance, as funds are available. A Wylie household can usually sort it in this order. If anyone on the loan works for Wylie ISD, the City of Wylie, or served in the military, start at TSAHC, because the Heroes track drops the first-time requirement and the single income limit is the most forgiving number in the table above. Three Counties, One Set of Numbers: Where You Buy in Wylie
Wylie spills across three county lines. Most of it is Collin County, the southwest corner reaches into Dallas County near Sachse and Garland, and the southeastern edge touches Rockwall County. The county line has no bearing on what you qualify for, because all three sit inside the Dallas area and carry the same income limits and the same ~$585,006 purchase-price limit.
- The historic square and older east Wylie, where smaller homes on established lots sit well under the price limit.
- The newer subdivisions north and west, along the FM 544 and Country Club corridors toward the Murphy line, which run higher but generally stay under the cap.
- The southern edge toward Sachse and the Dallas County line, near Garland while usually staying inside the Wylie ISD footprint.
- The northeast side toward Lavon Lake, where lots get bigger and a septic system or a survey can add steps a lender will want early.

Wylie ISD, the Fire and Police Roster, and the Heroes Track
Most of the city is served by Wylie ISD, though addresses at the outer edges of the city limits zone to neighboring districts, so confirm the campus before you get attached to a house. Wylie ISD is the largest employer in town, and its two high schools, Wylie High and Wylie East, sit in the same neighborhoods much of the staff buys in. Collin College adds nursing and allied health instructors to the same pool, and the City of Wylie payroll adds the officers and firefighters who work the same streets.
Because the program keys on occupation rather than first-time status, a Wylie ISD teacher who bought in 2016 and wants to move across town may still qualify, and so may a firefighter trading up as the family grows. Veterans are covered by the same route whatever they do for work now, though income, credit, and the price cap still have to clear. Silence is what costs people the option, so if your job is on the Heroes list, say so in the first conversation with a lender.
The Credit Score a Wylie Buyer Actually Needs
TSAHC and TDHCA programs generally start at around a 620 credit score, which is a lower bar than buyers expect from a program with the word “assistance” in it. Your score still shapes your rate and which assistance structure fits, but 620 is the number to aim at, and some loan types flex around it depending on the rest of your application.
Files that land under 620 in Wylie tend to fall into two groups, and they need opposite work. One is a household carrying a truck note and a couple of cards that got used to furnish a rental, where the score is being held down by balances rather than by history. The other is a long-time renter with almost no reported credit at all, where there is nothing wrong on the file and not enough on it either. A participating lender or a HUD-approved housing counselor can tell you which one you are looking at and roughly how many months of work sits between you and a 620, which is a more useful answer than a number pulled off a consumer credit app.
The Homebuyer Course Wylie Buyers Finish Before Closing
Nearly every assistance program requires a short homebuyer education course before you close. Recapture Tax for Wylie Buyers (IRS §143)
Some bond-backed programs, including My First Texas Home and the MCC, carry a federal recapture provision under IRS §143. It can only bite if three things are true at once: you sell inside nine years, your income at sale is well above the program limits, and you take a capital gain. Miss any one of the three and there is generally nothing to recapture. TSAHC’s grant options generally do not carry the provision, very few buyers ever owe it, and both agencies offer reimbursement if it is triggered. The mechanics live on IRS Form 8828.
