About ShopDPA
ShopDPA® is a Texas home loan referral and matching service operated by
ShopDPA LLC, a Texas limited liability company. ShopDPA is not a government
agency. We are a private, for-profit business.
We are not a lender, broker, or loan officer
ShopDPA does not originate, fund, underwrite, approve, deny, or service any mortgage loan.
Mortgage loans you may obtain after using ShopDPA are originated by independent licensed
mortgage professionals at lender or brokerage entities not owned or controlled by ShopDPA.
Each such loan officer’s NMLS license number is verifiable at the
NMLS Consumer Access database.
Government program references are educational
Information on this Site about Texas State Affordable Housing Corporation (TSAHC) programs,
Texas Department of Housing and Community Affairs (TDHCA) programs, the Mortgage Credit
Certificate (MCC), the Texas Veterans Land Board (VLB), VA loans, FHA loans, USDA loans, and
any city or county down payment assistance programs is provided for educational
purposes only. All program details are verified at each agency’s official website on
the dates noted on the relevant page. Eligibility, dollar amounts, income limits, funding
availability, and program rules are subject to change at any time without notice.
ShopDPA is not affiliated with TSAHC, TDHCA, HUD, the VA, the Texas General Land
Office, the Texas Veterans Land Board, or any city or county housing department.
Compensation and lender relationships
ShopDPA earns revenue by introducing buyer leads to licensed mortgage professional partners.
ShopDPA does not receive compensation from any lender or loan officer that is
contingent on any specific loan closing, loan amount, or interest rate. Our
compensation structure is designed to comply with the Real Estate Settlement Procedures Act
(RESPA) Section 8 and applicable state law. Please see our
License Information page for the current list of partner
mortgage professionals.
We do not sell or rent your information to unrelated third-party marketers
When you submit a lead form, your contact information is shared with one or more licensed
mortgage professionals in our partner network for the purpose of contacting you about your
inquiry. See our Privacy Policy for full details, including
your rights under Texas, California, and other applicable state privacy laws.
Estimates only — not a commitment to lend
All down payment assistance amounts, MCC tax credit amounts, monthly payment estimates,
savings estimates, and program-benefit dollar figures shown on this Site are
estimates based on program rules and assumed buyer fact patterns. Your
actual benefit depends on your individual financial situation, your county, your loan amount,
your federal tax liability (for MCC), and program rules in effect at the time you close.
No estimate on this Site is a commitment to lend, a quote, or a guarantee of any
specific benefit. Down payment assistance and MCC tax credits depend on program
funding availability, your income, household size, county, property type, credit profile,
and lender overlays. The MCC tax credit benefit is limited by your federal tax liability.
Not all applicants will qualify.
Equal Housing Opportunity
ShopDPA and our partner network operate in compliance with the Fair Housing Act, the Equal
Credit Opportunity Act, and Texas Fair Housing law. We do not discriminate on the basis of
race, color, national origin, religion, sex, familial status, disability, age, marital
status, sexual orientation, gender identity, source of income, or military / veteran status.
Not legal, tax, or financial advice
Information on this Site is general educational information and does not constitute legal,
tax, or financial advice for your specific situation. The Mortgage Credit Certificate is a
federal income tax credit, and consultation with your own qualified tax professional is
strongly recommended before relying on any MCC-related estimate.
Federal recapture under IRC §143(m) may apply to certain Texas DPA programs
— review the program rules and consult your tax professional. Both TSAHC and TDHCA
operate reimbursement programs that may reimburse some or all of any federal recapture tax,
subject to their rules.
