Universal City is the closest civilian community to JBSA-Randolph, making it one of the densest military housing markets in the San Antonio metro. Population is approximately 21,000 with a relatively affordable 2026 median home price near $280,000 — well below the surrounding metro average, which makes the 80% AMI ceiling on Home Sweet Texas and TDHCA workable for many buyers here.
For JBSA-Randolph service members, the TSAHC Heroes program (Veterans category) pairs cleanly with a VA loan. Schools include Judson ISD (the larger share) and SCUCISD. Universal City sits inside Bexar County, so the wider county-level TSAHC, TDHCA, and MCC framework applies.
