A participating lender can price both against the house you are actually considering.
- Home Sweet Texas is the general track, open by income rather than occupation. If your Ellis County income lands under the ceiling, you may qualify whatever you do for a living and whether or not you have owned before, once credit and property requirements are also met.
- Homes for Texas Heroes covers teachers, police officers, firefighters, EMS, corrections officers, nursing faculty, and veterans, with the same assistance behind it. A county seat concentrates those payrolls, so a fair number of Waxahachie buyers hold an occupation on the list and may qualify once income and credit requirements are met. TDHCA publishes current terms for both on its homebuyer site. The split for an Ellis County household is usually clean. If you have held an ownership interest in the last three years, My Choice Texas Home is your TDHCA option and its higher tier gives a two-earner household room to work. If you have not, price My First Texas Home against TSAHC Home Sweet Texas, because My First Texas Home has the tighter income ceiling but opens the MCC, and which one wins depends on whether the tax credit or the larger assistance amount is worth more over the years you plan to stay.
The Mortgage Credit Certificate, and Why Waxahachie First-Timers Overlook It
A Mortgage Credit Certificate is the quietest benefit on this page. It is a federal tax credit claimed on IRS Form 8396, worth up to 15% of the mortgage interest you pay in a year, with no annual cap, applied against your federal tax bill.
Because the credit is a percentage of interest, it tracks the size of the loan, and Waxahachie buyers routinely borrow more than they walked in planning to once they see what an extra half acre or a fourth bedroom costs at this end of I-35E. Waxahachie ISD, County Payrolls, and the Homes for Texas Heroes Track
The largest employer inside the city limits is Waxahachie ISD, which serves most of the town. Southwestern Assemblies of God University sits on the south side with its own faculty and staff payroll, Navarro College runs a Waxahachie campus, and Baylor Scott and White’s hospital and the county offices around the courthouse square carry much of the rest. The police and fire departments and the Ellis County sheriff’s office add more, and the distribution centers and manufacturing plants along I-35E draw workers from the same neighborhoods those public payrolls do.
That employment mix matters because the Homes for Texas Heroes track keys off occupation rather than first-time status. If your job title appears on the current TSAHC list, you may qualify for the same assistance Home Sweet Texas offers once income, credit, and the property requirements are satisfied, and having owned a home before does not rule you out. A teacher six years into the district who already owns a starter house on the north side can still ask a lender to run it. Faculty and staff at either college should have a participating lender check the current list against their actual role, since the program turns on job function rather than on who signs the check.
The Credit Score Waxahachie Buyers Actually Need
Most TSAHC and TDHCA programs begin at a ~620 credit score. That is a long way from spotless, and it surprises buyers who assumed assistance came with a stricter bar than a regular mortgage. Your score still influences your rate and which assistance structure prices best, and some loan types flex a little depending on the rest of the application.
Below ~620, the lever is usually revolving balances rather than anything dramatic in the payment history.
