What Buyers Should Know
Cypress-Fairbanks ISD is the largest district in the Houston metro and the 3rd-largest in Texas (~115,000 students across 13 high schools). The district covers most of Cypress, parts of Houston city limits, and unincorporated northwest Harris County. Cy-Fair High School, Langham Creek HS, Jersey Village HS, and Cypress Ridge HS anchor the district at UIL 6A.
Cy-Fair ISD employees in eligible roles may qualify for Homes for Texas Heroes, a TSAHC program for full-time public school classroom teachers, teacher aides, school librarians, school counselors, and school nurses, along with other public servants. It may provide down payment and closing cost assistance of up to 5% of the loan amount, with no first-time-buyer requirement. TSAHC’s 2026 Heroes income limit in Harris County is about $176,800 at any household size.
School jobs outside those five, such as administrators and support staff, aren’t on TSAHC’s Heroes list, but those employees may still qualify for Home Sweet Texas, which offers the same kind of assistance with a Harris County limit of about $156,000. First-time buyers may also be able to add a Mortgage Credit Certificate.

Who Counts as an Educator for Homes for Texas Heroes
According to TSAHC, a professional educator for this program is a full-time employee of a public K-12 school in one of these roles:
- Classroom teacher
- Teacher aide
- School librarian
- School counselor (certified under Subchapter B, Chapter 21 of the Texas Education Code)
- School nurse
Roles not on the list, such as principals, central office staff, and support jobs, don’t qualify under the educator category. TSAHC’s list also covers peace officers, fire fighters, EMS personnel, corrections officers, nursing and allied health faculty, and veterans, so a Cy-Fair ISD employee with a spouse in one of those jobs may want to check both.
