San Antonio ISD (SAISD)

San Antonio ISD educators serving the city's urban core may qualify for real home-buying help. Through Homes for Texas Heroes, eligible staff may receive TSAHC down payment assistance, around 5% of the loan amount, with no first-time-buyer requirement and an MCC tax credit.

San Antonio ISD is the historic central city district, covering downtown San Antonio plus Olmos Park (an independent enclave). Approximately 45,000 students with 12 high schools across UIL 4A-5A classifications. SAISD has a long history of Title I service and serves a high concentration of HUD-targeted census tracts — meaning many SAISD-area buyers may qualify for higher TSAHC/TDHCA AMI ceilings via targeted-area adjustments.

SAISD teachers, librarians, counselors, school nurses, and full-time school staff qualify for the TSAHC Homes for Texas Heroes Program. The Heroes DPA may pair with FHA, VA, USDA, or conventional mortgages and waives the first-time-buyer rule for the DPA portion. Many SAISD-area buyers also qualify for the City of San Antonio HIP 80 program (when funded — currently NOT accepting FY 2026 applications per sa.gov verified May 19, 2026).
