What Buyers Should Know

Waco ISD serves the city of Waco and parts of central McLennan County (~14,000 students across 3 high schools). Waco HS, University HS, and the Greater Waco Advanced Manufacturing Academy anchor the district. Baylor University’s adjacency provides student-teacher partnerships + practicum placements.

If you work full time at Waco ISD as a classroom teacher, teacher aide, school librarian, school counselor, or school nurse, you may qualify for Homes for Texas Heroes. The program may put up to 5% of the loan amount toward your down payment and closing costs, and you don’t need to be a first-time buyer. In McLennan County, TSAHC’s 2026 Heroes limit is about $175,567 in household income, at any household size.

School jobs outside those five, such as administrators and support staff, aren’t on TSAHC’s Heroes list, but those employees may still qualify for Home Sweet Texas, which offers the same kind of assistance with a McLennan County limit of about $154,912. First-time buyers may also be able to add a Mortgage Credit Certificate.
