What Buyers Should Know

San Marcos CISD serves the city of San Marcos and parts of Hays County (~8,000 students). San Marcos HS anchors the district. Texas State University’s footprint in San Marcos drives a youthful + commuter parent base.

San Marcos CISD employees in eligible roles may qualify for Homes for Texas Heroes, a TSAHC program for full-time public school classroom teachers, teacher aides, school librarians, school counselors, and school nurses, along with other public servants. It may provide down payment and closing cost assistance of up to 5% of the loan amount, with no first-time-buyer requirement. TSAHC’s 2026 Heroes income limit in Hays County is about $228,480 at any household size.

School jobs outside those five, such as administrators and support staff, aren’t on TSAHC’s Heroes list, but those employees may still qualify for Home Sweet Texas, which offers the same kind of assistance with a Hays County limit of about $201,600. First-time buyers may also be able to add a Mortgage Credit Certificate.
