Quick Facts

What Buyers Should Know

Schertz-Cibolo-Universal City ISD (SCUCISD) is the primary ISD for the JBSA-Randolph BAH commuter cluster. The district straddles Bexar, Guadalupe, and Comal counties to serve Schertz, Cibolo, parts of Universal City, and Selma, approximately 16,000 students total across 2 high schools (Samuel Clemens and Steele).

TSAHC’s Homes for Texas Heroes program lists five public school roles: full-time classroom teachers, teacher aides, school librarians, school counselors, and school nurses. SCUCISD employees in those roles may qualify for down payment and closing cost help of up to 5% of the loan amount, with no first-time-buyer requirement, and a 2026 income limit of about $178,339 in Bexar County, at any household size.

School jobs outside those five, such as administrators and support staff, aren’t on TSAHC’s Heroes list, but those employees may still qualify for Home Sweet Texas, which offers the same kind of assistance with a Bexar County limit of about $157,358. First-time buyers may also be able to add a Mortgage Credit Certificate.
